🏡 “How’s the real estate market?” It’s probably the question we’re asked most often—and the answer is rarely as simple as good or bad. The Sarasota-Manatee real estate market is made up of many smaller markets. Sarasota isn’t Manatee. Single-family homes aren’t condos. And what’s happening at $500,000 can look very different from what’s happening at $1.5 million. So, what did August tell us? 📍 SARASOTA COUNTY — SINGLE-FAMILY • 646 homes sold, up slightly from last year • Median sale price: $470,000, down 1.1% • Inventory dropped more than 20% • Just 3.7 months of supply • Sellers received a median 94.7% of original asking price, improving from 92.3% last year 📍 MANATEE COUNTY — SINGLE-FAMILY • 687 homes sold, up 5.7% • Median sale price: $495,000, up 5.9% • Inventory declined 7% • 3.9 months of supply • Sellers received a median 95.6% of original asking price And condos/townhomes? That’s another story. Closed sales jumped 13.8% in Sarasota County and 20.5% in Manatee County, while inventory declined in both markets. What does all of this actually mean? Buyer activity is increasing, available inventory is tightening, and homes are moving faster than they were a year ago. But buyers remain value-conscious. They’re willing to act when the price, condition and location make sense. For sellers, that means pricing and positioning matter. For buyers, it means opportunities are still available—but understanding the specific neighborhood, property type and price range matters more than the headline. That’s why when someone asks us, “How’s the market?” our first response is usually: “Which market?” Real estate is local—and sometimes it’s neighborhood-by-neighborhood. ❤️ THIS OCTOBER, IT’S PERSONAL. 🎗️ Behind every cancer statistic is a person. A mother. A father. A spouse. A friend. Someone who was deeply loved. For us, those people include Linda’s adoptive dad, whom she lost to cancer at just 54, and Jeff’s mom, who lost her battle with breast cancer at only 59. That’s why this October means so much to The PoLo Team. Linda has accepted the American Cancer Society’s October walking challenge and then created a challenge of her own. She has pledged to walk 5 miles every day throughout October, 155 miles, while raising money to help fight cancer. 🚶‍♀️❤️ She’s asking our friends, family, clients, colleagues and community to consider pledging just $5 or more in honor or memory of someone whose life has been touched by cancer. Small contributions can become something incredibly powerful when a community comes together. 🙏 October is also Breast Cancer Awareness Month, and each year we make a commitment that is especially meaningful to us: 🏡 For every real estate transaction The PoLo Team during the month of October, we will donate a portion of our commission to help in the fight against cancer. 🎗️ Real estate is what we do, but the relationships we build and the communities we are fortunate enough to be part of mean far more than any transaction.
