📊 SARASOTA & MANATEE | JULY 2026 MARKET UPDATE The latest numbers are in, and we're seeing some meaningful movement in our local real estate market. The headline: Buyer activity is up, inventory is coming down, and the market is becoming more competitive, but not every segment is behaving the same way. 🏡 SARASOTA COUNTY • Single-family sales: 744 | +2.9% • Median price: $493,500 | +5.0% • Inventory: 3.9 months | -30.4% • Condo sales: 318 | +33.1% • Condo median price: $340,000 | +13.3% 🏡 MANATEE COUNTY • Single-family sales: 694 | +11.2% • Median price: $495,000 | +1.0% • Inventory: 4.1 months | -14.6% • Condo sales: 238 | +18.4% • Condo median price: $313,950 | -1.9% What does this mean? For sellers, declining inventory is encouraging, but buyers remain selective. Pricing and presentation still matter. The homes demonstrating the best value are the ones getting attention. For buyers, there are still opportunities and negotiating room, particularly within certain condo communities and among properties that have spent longer on the market. But as inventory contracts, waiting for the "perfect market" could mean facing fewer choices. Our biggest takeaway is simple: There is no single Sarasota-Manatee real estate market. Single-family, condo, luxury, waterfront, new construction and even individual neighborhoods can behave very differently.
