The June market data confirms what we've been seeing firsthand with our clients: buyers are returning, inventory is tightening, and the market is becoming increasingly segmented.
Buyers Are Moving Again
Closed sales increased across every major property type in June, while pending sales also moved higher. After months of hesitation, many buyers appear to be adjusting to today's interest rates and recognizing that waiting indefinitely isn't necessarily the best strategy.
That renewed confidence is helping fuel a healthier, more balanced marketplace.
Single-Family Homes Continue to Lead
The strongest performance continues to come from the single-family market.
Median home prices increased in both Sarasota and Manatee Counties, inventory continued to decline, and sellers received a larger percentage of their original asking price than they did one year ago.
Homes that are priced appropriately and marketed effectively are still selling relatively quickly.
Condominiums Present Different Opportunities
The condominium market continues to operate under different conditions.
While sales activity increased, median prices softened modestly. Buyers generally have more negotiating leverage in this segment, making condos an attractive option for second-home buyers, retirees, and investors.
This is a perfect example of why broad market statistics rarely tell the complete story.
Luxury Buyers Remain Active
One trend that continues to stand out is the resilience of the luxury market.
High-end homes across Sarasota and Manatee Counties continue to generate strong buyer interest, reinforcing Southwest Florida's reputation as one of the country's premier lifestyle destinations.
